Snag Lists for New Homes in Galway & Mayo

If you are buying a New House recently finished by a Builder, in Galway or Mayo, you are in the right place! A Snag List is what you need! This is a list of superficial defects that is given to your Builder, before you move in to your new home. Snags are common in new house builds and generally include cosmetic defects or compliance items. Your builder will tend to these items before you move in.

 What is undertaken as part of a Snag List:

The “rule of thumb” is that the shorter the snag list is, the better the house! Our basic snag list can be anything from 4 - 6 pages, depending on the number of defects found, but this does vary with the number of rooms and size of the property. Our snag lists are also completed within 1 working day after the inspection! We typically examine:

  • External walls / Finishes

  • Roof finishes / Gutters & Downpipes / Flashings

  • Windows & Doors / Disabled Compliance

  • Internal Finishes / Painting Snags / Decorative Defects

  • Joinery / Floors / Stairs

  • Doors / Skirting / Architraves

  • Kitchen Fit-Out & Finishes

  • Electrical

  • Plumbing & Heating installation.

  • Attic areas

  • Exteriors & Landscaping

  • Building Regulations

  • Quality of Work

A Snag list is NOT a structural or planning survey and we do not assess the structural integrity of the construction. If you are buying a NEW car you wouldn’t get a mechanic to give it a once-over (as the car is new and sold with a warranty). It is the same logic for a dwelling. A new dwelling is sold as a certified building by the ‘Assigned Certifier’ and you usually have a defects indemnity period from the builder (typically 6 - 12 months).

We prepare a detailed list of Snags (4-6 pages) for you to give to your builder, prior to the completion of the sale. This is a list of superficial cosmetic defects that is given to your Builder, before you move in to your new home. The snag list is presented as a list with check-boxes for the builder to tick off what has been completed. It is broken down by room, so it is easy to follow.

Reinspection is not usually required owing to the check-box format of the snag report, however if it is required it is charged for separately. Using our custom ‘Snag Soft’ software, your snag list will be complete within 1 working day after the inspection!
